BGE Home, a Constellation Energy subsidiary, will relocate its headquarters and warehouse and 200 jobs to Baltimore Crossroads @95 in White Marsh, becoming the second key employer to lease space in the new 1,000-acre business park under construction in eastern Baltimore County.
Chesapeake Real Estate Group, a Glen Burnie developer that purchased 240 acres in the business park in June, is breaking ground this week on three buildings, including a 100,000- square-foot building where BGE Home will lease 55,000 square feet to house office support, a call center and a parts warehouse. BGE Home provides heating, cooling, plumbing and electrical services to homes and businesses.
"Kicking off the project with a quality corporate headquarters tenant was important for us," said Jim Lighthizer, a principal in Chesapeake Real Estate. "It sets the stage for a Class A park."
The relocation, planned for late fall, will allow BGE Home to consolidate four facilities now in Howard and Baltimore counties.
"The primary reason is to gain efficiencies in our workplace," said Catherine O'Brien, BGE Home's vice president of marketing. O'Brien said the company, which spent six to eight months looking for space along the Interstate 95 corridor, found Crossroads to be the most central location for employees and customers.
Over the next decade, developers expect to build 5 million square feet of office, flex/office, warehouse and industrial space, 400,000 square feet of stores and two hotels with 300 rooms at Crossroads, just off the extension of Route 43 that opened in October. Baltimore County officials expect the extension to spur job creation in the eastern part of the county.
"BGE Home's location at Baltimore Crossroads @ 95 is a very significant milestone," said David S. Iannucci, executive director of Baltimore County's Department of Economic Development. "This is certainly the type of business location that was anticipated when Route 43 was first planned, a regional corporate headquarters. Always, the first tenants are viewed as the pioneers."
He said the park's developers are working on securing tenants and he expects to see the pace of leasing pick up.
Besides Chesapeake Real Estate, two developers are building the new park. First Industrial Realty Trust Inc. has leased 130,000 square feet of office/warehouse space to Alexander's Mobility Services, a corporate relocation firm, and is nearing completion on the building. St. John Properties, which is building the office portion of the project, has developed four flex/office buildings, with several others under construction.
Chesapeake Real Estate plans to develop 1.5 million square feet, including the first three buildings. Those include the BGE Home headquarters, a 76,000-square-foot office-warehouse building and a 40,000-square-foot office-warehouse building, both of which will be visible from Route 43.
"We're trying to market the properties to companies that have significant employment," Lighthizer said.
Now, BGE Home fabricates sheet metal for heating and air conditioning equipment at one location and has a corporate office with a call center and support staff in another spot, both in Columbia. The company has a parts facility for heating and air conditioning equipment in Rosedale and office support in another Baltimore County location for the 300 technicians who work out of their trucks, O'Brien said.
